Building Overview

This is a Compass Residences residential development in the Crotona Park East section of the Bronx. Constructed in 2013, the building encompasses approximately 267,600 square feet of gross floor area and includes modern structured parking that serves the mixed-use residential community. The associated parking facility within the development provides approximately 71 parking spaces and is configured as steel framing with reinforced concrete.

Project Scope

The EOC team provided professional engineering services for the property, performing inspections and compliance services in accordance with NYC Local Law 126 and the Façade Inspection & Safety Program (FISP), formerly known as Local Law 11. EOC conducted the required parking-garage and façade inspections, evaluated existing conditions, and prepared and filed the Parking Inspection and Parking Structure (PIPS) report as well as the required FISP technical report with the NYC Department of Buildings. These services supported ongoing compliance with DOB regulations and ensured the continued safety and serviceability of the building and associated parking structure.
